Title: Commercial Escrow Officer
Salary: $50,000/YR
Position: Temp to Hire or Direct Hire
Local Tulsa Company is looking for a Commercial Escrow Officer to join their team. This candidate will manage the closing of commercial transactions and issue title insurance and related endorsements in a final policy. The Commercial Escrow Officer must exercise independent judgment and possess the knowledge and experience necessary to efficiently handle any situation which may arise during the escrow and closing process.

As a Commercial Escrow Officer, a typical day for you might include the following:
• Researching title records and examine commercial title commitments and endorsements
• Determining escrow requirements by studying and clarifying buyer, seller, and lender instructions.
• Double checking all the documents that the processor creates.
• Interpreting earnest money, escrow and purchase agreements as they relate to closing and preparing all documents required for transactions (ex. W-9, 1099, wire instructions)
• Establishing escrow account by depositing funds; maintaining records.
• Preparing transaction documents by completing forms and statements; collecting and reviewing existing documents.
• Working up the closing statements and meeting directly with the buyers and sellers and the brokers to get the deal closed.
• Completing calculations by prorating taxes and interest.
• Completing closing transaction documents by assembling documents; explaining provisions and procedures; answering questions; checking documents for completeness and accuracy; obtaining signatures.
• Completing closing by recording and filing documents; preparing and distributing final closing statements and title.
• Providing a professional closing experience to include: status of transaction to all parties throughout the closing process, handling of funds and meeting all customer and lender requirements
• Closing escrow account by balancing and disbursing funds.

• You possess the knowledge of standard concepts, practices, and procedures within the escrow/title industry field.
• Have 2 or more years related experience directly handling escrow transactions.
• You possess great attention to detail.
• You have the ability to work in a fast-paced environment.
• Are highly organized and have the ability to multitask.
• Have excellent communication skills and a professional demeanor.
• You are able to average 20 closings a month.

The company will expect you to:
• Possess the knowledge and experience necessary to efficiently handle any situation which may arise during the escrow and closing process.
• Be responsible for managing title customers and brokers.
• Resolve all post-closing reconciliation issues including file close outs and escrow accounts.

While performing the duties of this job:
You may be constantly required to sit and use hands to operate telephone, type and operate computer and mouse. You also may occasionally lift and/or move up to 10 pounds and rarely lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision and distance vision.
