Title: Residential Construction Project Manager
Salary: $15-30/hour Part Time
Position: Project Manager
Tulsa company is seeking a Project Manager. The Project Manager will act as a liaison between the company, the client, major subcontractors, and foreman. Person will provide valuable input based on their construction expertise to benefit the project. Responsible for assisting project supervisors on assigned construction projects and ensuring that the projects are completed in compliance, within budget and on schedule. Responsible for all functions required to successfully deliver projects.

As a Project Manager, a typical day for you might include the following:
• Review preparation and culmination of project estimates and bids, and collaborate with management in selecting and assigning project personnel.
• Review the selection of subcontractors and completion of contract arrangements and review proposed materials and shop drawings from subcontractors and suppliers.
• Devise, review with project personnel and maintain the project schedule and revise the schedule when needed.
• Ensure that all required project management/administrative pre-requisites are prepared and submitted to the architect and ensure these plans are properly administered, as in submittals expedited, received, logged and approved.
• Collaborate with the project foreman in scheduling the delivery of materials to the job site or outside storage, and in ensuring that their receipt is properly recorded.
• Successfully handle administrative needs for approximately 4-6 projects at any given time.
• Collaborate with the project foreman in scheduling the various subcontractors to complete work.
• Monitor construction activities, resolve problems and issues which arise, especially those pertaining to changes/change orders. Obtain approvals, signatures and payment for all change orders.
• Review monthly project status reports, project billings and provide information as required to keep upper management and client properly informed.
• Manage project budget and work with managing principals when change orders make significant changes to the budget.
• Handle all incoming emails from clients and project managers and respond to them in a timely fashion to ensure project remain on schedule.
• Maintain project “punch list” and ensure that “punch list” items are completed.
Communicate effectively with all parties involved in the project, including management, foreman, clients, subcontractors and suppliers.

This job might be for you if:
• At least 3 - 5 years of experience in residential construction preferred, including budgeting, project scheduling and control, and management of field personnel.
• Proven ability to stay very organized
• 2-3 customer service experience
• Ability to read and understand blueprints
Advanced Excel skills and Microsoft office

You may be constantly required to sit and use hands to operate telephone, type and operate computer and mouse.
